Job Purpose

To provide a comprehensive mechanical engineering maintenance service across the hospital estate, ensuring all mechanical plant, equipment, and building services operate safely, efficiently, and in compliance with statutory and NHS standards. The post holder will undertake planned preventative maintenance, fault diagnosis, repairs, installations, and improvement works to support the continuous delivery of patient care and clinical services.

Key Responsibilities

Maintenance and Repairs

• Carry out planned preventative maintenance (PPM) on mechanical plant and systems.
• Diagnose faults and undertake repairs to mechanical equipment and infrastructure.
• Respond promptly to breakdowns and emergency maintenance requests.
• Complete reactive maintenance tasks in accordance with service requirements.
• Undertake minor installation and project works as directed.

Mechanical Systems

Maintain, inspect, test, and repair:

• Heating and hot water systems.
• Ventilation and air handling units (AHUs).
  • Air conditioning and cooling systems.
  • Steam and condensate systems.
  • Domestic water services.
  • Pumps, valves, and pipework systems.
  • Pressure systems and associated equipment.
  • Medical gas infrastructure (where suitably trained and authorised).
  • Building Management System (BMS) controlled plant.
  • Water treatment and legionella control systems.

  Compliance and Safety

  • Ensure all mechanical equipment complies with statutory regulations and healthcare guidance.
  • Adhere to Health and Safety legislation, risk assessments, and safe working procedures.
  • Participate in permit-to-work systems and isolation procedures.
  • Assist with audits, inspections, and compliance monitoring activities.
  • Maintain accurate maintenance records and documentation.

  Operational Support

  • Support clinical departments by ensuring critical engineering systems remain operational.
  • Liaise with ward staff, contractors, and external service providers.
  • Minimise disruption to patient care during maintenance activities.
  Assist with planned shutdowns and emergency service restorations

• Essential Qualifications

  • Recognised apprenticeship in Mechanical Engineering or Building Services Engineering.
  • NVQ Level 3, City & Guilds, BTEC, or equivalent qualification in a relevant mechanical discipline.
  • Sound understanding of mechanical building services systems.

    Essential Experience

    • Experience in mechanical maintenance and repair.
    • Experience with heating, ventilation, and water systems.
    • Ability to diagnose and rectify mechanical faults.
    • Experience working with planned preventative maintenance programmes.

    Desirable Experience

    • Experience working in a hospital, healthcare, or critical services environment.
    • Knowledge of HTM (Health Technical Memoranda) requirements.
    • Legionella awareness and water safety knowledge.
    • Experience with Building Management Systems (BMS).
    • Authorised Person or Competent Person training.

    Working Conditions

    • Requirement to work in plant rooms, roof spaces, service tunnels, and confined spaces where authorised.
    • Occasional manual handling and use of specialist mechanical tools and testing equipment.
    • Participation in shift patterns and on-call rotas where required.

    Overall Purpose of the Role

You should have strong knowledge and be able to undertake all facets of maintenance and installation requirements as required in the scope of the contract, ensuring that the day-to-day planned preventative maintenance activities of building maintenance is completed in line with contractual obligations. All assets should be maintained in accordance with the O&M Manuals, alongside compliance with all Health & Safety Legislation and Company Policy (fire regulations, COSHH, safe working practises, PPE, PAT testing etc).
