Job Objectives
• Reporting to the Strategic Asset & Compliance Manager, the Technical Asset Manager will be responsible for validating our technical services remain effective in ensuring our Client's Estate is statutory compliant. The role will also have responsibility for asset data collection and management, inclusive of maintaining the planned preventative maintenance programme and delivering the Asset management strategy to ISO55001 for the Account. The Technical Asset Manager will also undertake regular reviews, to identify improvement and ensure that best practice in place with respect to planning and implementing engineering and FM service delivery.
Key Responsibilities
• Ensure asset data held in Maximo is up to date and accurate and be able to provide the status and condition of plant and equipment across the HMRC Account
• Ensure asset data is managed, changed and/or amended effectively, through appropriate change controls, within an ISO 550001 regime and that client information and data standards are adhered to at all times.
• Provide advice to operational teams by managing, maintaining, and implementing maintenance standards and procedures so that the contract is in line with current legislative requirements and contract deliverables
• Provide and support the project and Account teams in the development and provision of FMR reporting, Life Cycle Replacement planning, and historic/trend reporting
• Align preventative maintenance requirements and support the issuing and distribution of tasks in line with SFG20 or SFG20 ‘lite'
• Approve updates and amendments to Maximo ensuring efficient and accurate reporting and asset management
• Develop and provide appropriate training for workplace and engineering teams regarding maintenance reporting, use of Maximo/MiJobs, etc where these support improving the effectiveness of asset management across the Account
• Contribute to the development and implementation of asset management to ISO55001
• Support in the provision of policies to establish a compliant focused culture
• Work with IT/IS colleagues and technical services subject matter experts, to ensure that maintenance practices arranged through Maximo represent best practice in terms of safety, efficiency and compliance
• Liaise/interface with other internal/external bodies to ensure advice and practice is relevant
• Maintain the online compliance documentation platform in CAFM – i.e. the TIC
• Attend meetings to provide expert guidance as required
• Ensure all compliance certificates are saved and accessible in an efficient manner
• Liaise with operational teams to ensure compliant, safe and sufficient delivery of services including through third party sub-contractors
Person Specification
Knowledge / Experience
• Experience and ability to build and maintain good relationships with all stakeholders, seeking to exceed the expectations and needs of our customers
• Knowledge of performance processes and standard operating procedures
• A subject matter expert in statutory and mandatory compliance requirements
• 3 – 5 years demonstrable experience in asset management including life cycle management
• Experience in bringing innovative ideas to fruition
• Commercial awareness in ensuring asset change is recovered and recorded correctly in Maximo
Essential Skills
• Good understanding of Statutory Compliance
• Minimum 3 – 5 years' experience working within either Building Services or Facilities Management
• Excellent oral and written communication skills
• IT Literate (Good Maximo & Microsoft Office Skills)
• Negotiating and Influencing skills
• Asset Management /Project Management background and experience
• Knowledge and understanding of ISO 55001
Qualifications
• A qualification in a related M&E discipline, or equivalent experience
Desirable
• Understanding of Maximo Planning & Integration
• Knowledge of Maximo or similar CAFM systems.
• SFG20 competency and understanding
