Operations Manager – Mobile Estate (78475)

Job Overview

 

  • To undertake the role of Operations Manager to ensure that the site staff are carrying out their duties effectively and efficiently, in accordance to Company Policies and Procedures
  • To Plan, manage and implement the delivery of all engineering services to site ensuring that the highest standard of operational performance is maintained at all times.
  • Provide engineering advice and guidance in general on property matters affecting the on-going management and development of critical environments.
  • To provide strong leadership and direction and to develop the engineering excellence.
  • To ensure that all buildings and staff are compliant to Statutory, Health and Safety and Technical Legislation
  • To ensure all maintenance data is accurate and up to date in Maximo and produce accurate and timely reports on all areas of compliance for both the Client and Senior Operations Manager
  • To ensure compliance with the Maintenance Quality Management System.
  • To act as first point of contact for the Mitie Staff and Subcontractors within the sites.

 

Main duties:

• Implement a positive health and safety culture and ensure all staff comply with all Health and Safety policies and procedures

• Ensure employees work in a safe and diligent manner at all times

• To create, manage and develop engineering and maintenance best practice to protect site operations and take full ownership of sites

• To ensure shift resilience is fully instigated and operated on site

• Management of the engineering team and be responsible for performance management, recruitment, development and appraisals, succession plans and team welfare

• Responsible and take ownership for all technical statutory compliance

• Managing all operational and maintenance activities, to ensure work is executed in a safe and suitable manner and complies with SLA's

• To provide management information/reporting as required to both client and internal management

• Ensuring the maintenance of accurate plant records, information and reporting systems

• Continuous improvement delivered in all service lines

• Customer Service to the standard, or higher than, specified in the Service Level Agreement

• Active attendance and involvement in site and individual training and development

• Ensure and monitor good quality workmanship and discipline

• Carry out investigations into near misses, accidents and H&S breaches and produce detailed reports if required.

• Drive compliance of suppliers and subcontractors by ensuring contracts and site maintenance programs are completed.

•Retender and tender of the client/MITIE supply chain where necessary and appropriate ensuring best value, compliance and service quality

• Ensure suppliers are using approved products and that all works being planned is working in line with the clients and our own Environmental Plans

• Provide proactive advice and assistance to engineering staff across the portfolio

• compliance with legislation and improve the maintenance strategy for the contract

• Ensure the delivery of SLA's relating to PPM performance through regular review and as appropriate ensure modifications and amendments are conducted

• To meet with and review / audit employee and sub-contractor competences and working practices

• To audit and monitor works in accordance with Quality procedures

• Carry out Health and Safety Tool Box Talks and equivalent training either on-line or in person, and ensure all QHSE Communications are communicated to all staff and are available to them to read. And ensure the contract staff complete Work Safe Home Safe training requirements

• Carry out safety inspections as and when required in line with Quality Procedures

• Communicate with clients on a regular basis to ensure correct levels of customer care/relationship building.

• Communicate with the Account Manager, Senior Operations Managers, Operations Managers and Supervisors to ensure consistency across the contract and information is shared to review and audit RAMS and permits to work

• Ensure that a good understanding of the contract is achieved and that you make time available to be familiar with documentation and manuals as required to fulfil the role

• Ensure that site Log Books are in place and used correctly on all sites and are audited regularly

• Ensure team members are suitably dressed for work and have the required PPE and tools to carry out their jobs, which is recorded and regularly reviewed.

• Advise Management of building risks such as asbestos, water hygiene, cooling towers, closed systems and fire risk and produce Management Plans for all risks

• To provide Monthly Reports and adhoc reports as required to the Senior Operations Manager and Client

• Provide cover/assistance for other members of the Management Team in his/her absence

• Audit all the supply chain effectively to ensure they are compliant and work to Mitie and GEM requirements.

• Maintain good team communications and high level of morale

• To undertake additional duties in line with capabilities as required

 

 

What we are looking for:

 

  • Proven track record for managing Hard FM services in a commercial property background
  • Hold a relevant NVQ 3 technical qualification (or equivalent)
  • a technical qualification or background and experience of working in a technical environment
  • NEBOSH Certificate is desirable
  • Experience in the operation and maintenance of critical engineering systems
  • Professional and strategic approach to management of works and projects
  • Understanding of the Maximo CAFM systems or similar.
  • Demonstrable understanding of the Microsoft programs such as Excel, Outlook, Word and SharePoint
  • Analytical skills to interpret client requirements and produce desired results
  • Ability to work under pressure
  • Customer focussed and respectful to promote healthy working relationship
  • Promotes high level of team working and development of team spirit
  • Sound knowledge of all aspects of Health & safety
  • Strong Technical Skills including high level understanding of L8 management
